As a photographer using advanced scanning technology, you might assume the tool makes you fully compliant. But that’s a dangerous assumption. Here’s a clear breakdown of the ethical stance, why toolmakers don’t claim full compliance, and what you, the photographer, must understand and validate.

If the home isn’t prepped correctly (e.g., clutter blocks a doorway), or if you miss an entire section (like a detached garage), the final floor plan will be inaccurate, regardless of the tool’s precision. Compliance is a result of the workflow, not just the hardware.
  2. Definition of GLA: Standards like ANSI have strict rules for calculating Gross Living Area (GLA), which exclude certain spaces (e.g., areas with ceilings below 5 feet). Only the on-site operator (you) knows the property’s specific features (like ceiling heights) necessary for accurate exclusion/inclusion in the GLA calculation.
  3. Local Requirements: Compliance often hinges on local jurisdiction. A tool cannot account for every city or county’s unique zoning or measurement rules.

  2. Verify Exclusions: When reviewing the final floor plan, check for areas that should be excluded from the GLA (e.g., covered porches, unfinished basements, low-ceiling areas). You must ensure these areas are clearly labeled or excluded from the final square footage count delivered to the agent.
  3. Cross-Reference the Narrative: Does the floor plan’s data align with the agent’s marketing narrative? If the agent is selling a “2,500 sq ft home,” but your accurate, ANSI-compliant GLA calculation shows “2,350 sq ft,” you must have a conversation before delivery. You are providing the truthful data that anchors their claims.
